首都圏における交通利便性と人口集積の空間分析

大都市では高密度に居住するために住宅は高層化し，建物への資本が集積するが，一方で資本投入にはそれに見合った収益が必要となる．一般にその収益の源泉は家賃や住宅価格となるが，住宅費用が高くなるほど，居住者の効用は低くなる．このため，建物資本の集積と建物の生み出す価値の関係を把握することは重要である．本研究では首都圏を対象として，各種空間データおよび統計により建物資本の集積を実証的に推計するとともに，不動産データから建物床の価値の空間分布を推計する．また建物価値と交通利便性の関係に基づき，建物価値の決定構造を都市経済モデルに基づき推計する．建物価値と交通利便性の関係を都市圏レベルで分析することで，建物価値の形成構造と大都市居住の効率性を実証的に評価することを試みる．
In large cities, the residential buildings are high-raised due to the scarcity of land and high dense of population. The concentration of building capital requires reasonable return to the investment on the capital. Usually the return is sourced by the floor rent or floor price of residential buildings, and as higher the rent/price lower the residential utility. Therefore, it is important to comprehend the relationship between building capital concentration and the value of the residential floor. In this study, taking the case of Tokyo metropolitan area we estimate the actual accumulation of capital for residential buildings based on various spatial data and statistics. Employing real estate dataset, the value of floor of residential buildings are also captured. Based on the spatial relationship between value of buildings and transportation accessibility, we estimate the determination structure of building value using urban economics model. With these findings, we attempt to comprehend the formation structure of building value and to assess the efficiency for living in large cities experimentally.
