Do rental housing prices reflect an earthquake disaster risk?: Evidence from Tokushima Prefecture in Japan

The aim of this study is to analyze how earthquake risks affect rental housing prices. It estimates risk aversion of households related to an expected Nankai Trough earthquake. Our analysis followed a standard hedonic pricing approach, producing a regression model of housing rents on some factors that presumably indicate the earthquake risk of a Nankai Trough earthquake. Regarding empirical studies related to earthquakes and disasters, some researchers have analyzed the relation between disasters such as earthquakes and rental housing prices. We are planning to construct spatial data about disaster risk with GIS. When we need use GIS data to analyses the effect of disaster risk on rental housing price. Finally we are planning to construct the disaster hazard map of Nankai Trough Earthquake which takes account of disaster weakest and to advocate a revised hazard map.
