都市部の商店街の衰退要因に関する基礎的研究

都心部では，活気を保っている商店街と衰退してしまっている商店街の両者が見られる．その分かれ目を考えるための基礎資料を提供することが，本研究の目的である．本研究では，商店街の衰退要因を，統計データ，webデータ，実地調査データを用いて明らかにする．分析対象としては，特に神戸市周辺を予定している．具体的には，統計データより得られる店舗構成や商店街の雰囲気（建物の高さ分布など），webデータから得られる店舗の質（食ベログの点数など），実地調査から得られる空き店舗率等の情報が，商店街の活気（売上げ，地価，通行者数など）に与える影響を分析する．分析を通して，商店街の活気と各要因の，非線形な関係を明らかにし，商店街の活性化のための政策示唆を得る．
In Japanese urban areas, some shopping streets have been declined, but others have not. The purpose of this study is to provide basic information to discuss the cause of such divergence. This study investigates the cause of declines of shopping streets in Japanese urban area using three types of data—statistical data, web-based data, and field survey data. Our target is Kobe city and its surrounding cities. To be more concrete, this study analyzes the non-linear impacts of various factors on declines of shopping streets, in terms of land prices, sales, and foot traffic volume. Factors considered may include the quality of shops, retail shops composition, distribution of shop heights, the ratio of vacant stores, among others. Policy implications for the revitalization of shopping streets will be discussed based on the obtained results.
